What is a site evaluation, and how do I schedule one?
Our New Home Advisor can perform a free preliminary site evaluation to help determine if your land is suitable for building a home. Once you've chosen Simplicity as your builder and signed a Pre-Construction contract, our team will conduct a comprehensive due diligence review, inspecting factors such as topography, drainage, tree removal, accessibility, etc. We'll highlight challenges, opportunities, and offer guidance for your project. This service provides valuable insights, resolves potential issues early, and ensures accurate cost and timeline estimates. Do I need to prepare my land before construction?

Do you assist with obtaining building permits?
When you build with Simplicity, our permit team takes care of submitting and tracking your building permit packet for you. Land Use Permits and Items outside of "the structure" that require permitting, such as, but not limited to, septic, well, fire zones, wetland delineation, flood plain, special utility requirements, road approach, are homeowners' responsibility, to prepare and submit unless outlined in the construction contract.
Tips from our experts: If the lot/land is zoned anything other than R - Residential such as C, E, EFU, F, S, WR, O, M, RH, or P, these zoning types mean there could be additional land use requirements or land use permits before the property will be approved and deemed buildable. If you encounter any of these zoning types, it's easy to obtain more information by contacting or emailing the local planning department. Just mention the zoning type, and they can quickly explain the property land use requirements.
