How long does it take to build a home?
On average, from pouring the foundation to getting your Certificate of Occupancy, the construction process usually takes around five months. However, the timeline for completing your home can vary depending on several factors, including the time it takes for your City or County to process building permits, potential delays from lenders or appraisals, subcontractor availability, the complexity of land preparation, access to utilities, and weather conditions.
What should I expect during the building process?
Building a home is an exciting journey, and it happens one step at a time.
It begins with a local New Home Advisor who will help assess your lot, review site prep requirements, and choose the perfect Simplicity home plan. After signing your Pre-Construction Contract, we’ll initiate a comprehensive due diligence report and schedule a site evaluation with our Construction Team to identify zoning, utilities, and site-specific needs.
Next comes the fun part: personalizing your home! You'll work with your Advisor to select interior and exterior finishes and finalize your budget. Once the contract is complete, we coordinate with your lender and local jurisdiction to prepare for construction.
Throughout the build, your Project Manager will provide weekly progress updates and guide you through three key onsite meetings: the Pre-Construction Meeting, Pre-Drywall Walk, and your New Home Orientation. At orientation, we’ll review your home, explain your warranty, and prepare you for key turnover.

What is an “On Your Land” homebuilder?
An 'on your land' homebuilder constructs homes on land you already own or plan to buy, allowing you the freedom to choose the location and features you want. At Simplicity, we’re with you every step of the way, helping you pick a home plan, managing construction, and making the whole process easy and personalized just for you.
Does Simplicity build custom homes?
We build Simplicity by Hayden Homes' proprietary floor plans. However, we offer over 40+ home plans to appeal to a variety of buyers and lifestyles. Building a Simplicity plan saves you time and money because the architecture design and structural engineering are already done for you. Because we build at a high volume and consistently use the same plans, we’ve developed strong purchasing power with our vendors, allowing us to negotiate lower rates. Additionally, we've refined our construction process over time, eliminating costly delays and inefficiencies.
Does Simplicity build new home communities?
Simplicity by Hayden Homes is an on your land builder—meaning we build on land you already own or plan to purchase. While many of our customers build single-family dream homes, we also partner with investors, developers, and municipalities to construct communities ranging from 10 to 200+ units. Our team plays a crucial role in addressing the missing middle housing gap by delivering efficient, high-quality solutions at scale.
Can I use my own plan or materials?
While we can’t work with customer-provided floor plans, we’re here to help you pick the perfect home plan from our collection that fits your needs and budget. To ensure everything remains consistent, high-quality, and covered by our warranty, we handle all materials and products used in the construction process. For this reason, we’re unable to use or install materials provided by customers.
Can I make changes to one of your plans?
YES! We offer homeowners an efficient and cost-effective process. Our skilled builders focus on minimizing structural changes during construction to keep everything on schedule and on budget. We’re happy to offer some customization to our plans to bring your vision to life, but keep in mind that changes may come with extra costs depending on the adjustments and the floor plan. Some customizations may also require re-engineering to ensure everything remains safe and stable, which could necessitate an additional design fee.
Can we use our own architect or designer?
We do not work with third-party architects or designers. Our experienced in-house team, along with our trusted trade partners, is fully equipped to handle all aspects of the design and construction process.

In many of our build areas, you can visit one of our Hayden Homes Models. You can also visit our regional Sales & Design Studios to see the high-quality fixtures and finishes available in a Simplicity home. When possible, your New Home Advisor may be able to show you one of our current homebuilds that is underway.
Can I visit my home during construction?
We know how exciting it is to watch your home take shape, and we’d love for you to stop by and see the progress! That said, construction sites can be somewhat risky, and your safety is of utmost importance to us. Please coordinate your visits with your construction manager; they’re happy to help and can answer any questions you have.
How do you handle changes during construction?
Your New Home Advisor will guide you through every detail before construction begins, ensuring your selections and approved customizations are just right.
If an unexpected change arises during the build, we’ll work with you directly to explore options, review timelines, and discuss any potential impact on cost or schedule — keeping your vision front and center every step of the way.
Do you build additions or remodels?
We don’t handle remodels or build additions to existing homes.
What is your communication process throughout the build?
Every step of building your new home is guided by your own dedicated Construction team. Your project manager will provide you with weekly updates to keep you informed about the progress of your home throughout the process.
