What if I need emergency service?
Emergency service can be scheduled by calling the Customer Service Department. For purposes of
this Warranty, emergencies are defined as:
- Total stoppage of the plumbing sewer/septic system
- Water system leaks, which require service to be shut off to avoid serious damage to the
building or furnishings
- Complete loss of heat in cold weather
- Complete loss of Air Conditioning in hot weather
- Total loss of electrical service, which is not a general utility company power outage
- Gas leak (NOTE: Please evacuate the home, call 911 and the gas company FIRST, if you smell
gas)
- Safety/Security (ex: deadbolt will not set completely).

Does the warranty cover normal wear and tear?
Our warranty generally doesn't cover normal wear and tear, as it's a standard part of a product's
lifespan. However, if you have a specific concern, please don't hesitate to contact us. We'll be
happy to review your situation and answer any questions you may have.
Are there specific maintenance tasks I am responsible for during the warranty period?
During the warranty period, homeowners should complete basic maintenance to keep their home in
good condition. This includes changing furnace filters, maintaining caulking around windows and
doors, and cleaning gutters on a seasonal basis. Proper maintenance helps prevent wear and tear,
allowing us to determine if an issue is covered under warranty. If you have any questions about

Can I transfer the warranty if I sell my home?
Simplicity's one-year warranty cannot be transferred to a second homeowner if the home has been
occupied.
We offer investors who build homes that will be sold a six-month grace period after the home
closes to find and transfer a full 12-month warranty to the new homeowner. Sales that occur
after six months are prorated, ensuring that the total warranty period from the date of close
does not exceed 18 months.
However, Simplicity extends a grace period of up to 6 months (180 days) to customers building
homes listed for sale (also known as second-spec homes) to transfer our one-year (12-month)
warranty to the 2nd owner for the remainder of the warranty period.
